For institutional investors and hotel developers, three major procedural shifts have converged to change the 2026 lending landscape. 1. The Capital Rule Pivot (The "Engine Room"): Following last week's Fed/FDIC vote, banks are already recalibrating their Risk-Weighted Assets (RWA). By moving to a "Tailored" model, high-quality, low-LTV hotel debt is being moved into a "preferred" capital category. The Result: Expect tighter spreads and aggressive competition for well-collateralized deals this spring. 2. The FinCEN "Compliance Pause": The nationwide injunction against the Residential Real Estate Rule is now in full effect. The Result: Non-financed residential transfers to entities (common in hospitality-adjacent portfolios) no longer require the heavy Beneficial Ownership (BOI) reporting mandate.
