Brian Gregory liked thisBrian Gregory liked thisThere’s something special about connecting with fellow Aggies who are making a difference in our communities, and it was such a joy to spend time with Superintendent Gabriella Duran-Blakey, Ed.D. of Albuquerque Public Schools, a proud New Mexico State University alumna whose leadership journey is truly inspiring. 🌟 Dr. Blakey shared that while her education at NMSU prepared her for the classroom, it was her time as a Resident Assistant and involvement in student organizations that truly prepared her for leadership. Those experiences, learning independence, guiding peers, and building community, helped shape the confident leader she is today. One of my favorite moments from our conversation was when she reflected on her early days at NMSU. When her advisor first asked what she wanted to major in, she replied, “What major will help me be like Oprah?” 😂 I have no doubt that advisor would be incredibly proud to see where she is today, leading one of the largest school districts in New Mexico and making an impact on countless students and families. Aggies continue to lead with heart, vision, and resilience, and Dr. Blakey is a shining example of what it means to carry forward that Aggie spirit into meaningful leadership.

Selling copiers is difficult for many reasons, but what bothered me most was the game around leases... Sellers were often coached to "hide" maintenance charges so competitors couldn't undercut you. You end up focused on what's best for your business, not what's best for the customer. I often get asked what's kept me at FMX for nearly 10 years. I'd be lying if I said the opportunities it's created for me and my family weren't part of it. But the real reason is this: the biggest lesson I learned selling copiers is that to succeed in sales, you have to believe in what you're selling. FMX makes that easy. Every day, we support thousands of organizations and empower front-line staff to provide and manage safe, efficient, productive buildings. Sometimes those end users are students and teachers. Other times, they're patients, sports fans, or community members. As the company grew, she noticed product management needed ownership and decided to ask for it. The risk was small. The upside changed her path. Today, as VP of Product, she talks about having “the best job in the world” because she gets to solve real problems for real people. FMX serves K-12 districts and public sector teams, and her mission is clear: help them spend less time in software and more time doing work that matters in their communities. AI, in her view, brings the team closer to the problem. It helps turn maintenance data into insight, so leaders can plan and budget with confidence. The construction business is toxic. There, I said it. It all starts from the top down. Gcs are under pressure to deliver things quickly and under an arbitrary budget created by an architect, and a developer/owner rep. Do it Fast, do it cheap, and be sure to maximize a single digit net margin. All the pressure ends up resting on the shoulders of the subcontractor, and the weight is heavy. So many layers of communication, and the sub’s are always last to the table with a message that’s been misconstrued 7 times before it hits your desk. Construction is a race to the bottom for subs, zero loyalty, your only as good as your last low bid. Oh, and let’s hold all your profit (if there’s any left), until the CO is issued. The subs are the ones building the actual structure, yet they become the ones who sit at the bottom of the hierarchy, hoping to sell the next job to keep the team afloat. On top of all that, you have superintendents, project managers and middle management of General contracting firms who don’t know the trades and all they do is bully people around to meet the schedule. Keyboard warriors wielding thier fingertips inside of a air condition, high-rise building with not a tradesmen in sight. I’m not saying that this is every single general contractor as there are some who still have good values, but the majority of them are defined by the words above. I don’t believe that this gets any better anytime soon. I hope the few that are doing it the right way continue to thrive, but if your wondering why it’s so hard to find good subs, maybe it’s time to look in the mirror.

Most HVAC capital decisions are made 12–24 months too late. Not because teams don’t care. Because asset data usually gets organized after failure, not before it. Once a rooftop unit becomes “urgent,” leverage is gone: • Budget flexibility shrinks • Emergency premiums increase • Equipment options narrow • Downtime risk rises In many commercial portfolios, the majority of rooftop units are already beyond 15 years. Yet very few have a clear replacement roadmap tied to age, repair history, and capital timing. That gap is expensive. The strongest facility leaders treat HVAC like a managed asset, not a repair line item. They track age. They watch repair trends. They plan replacements before failure forces the decision. Reactive work will always exist. Urgency should not be the strategy. But here's what's not in the press releases: 18 Ohio municipalities are now considering or have already enacted moratoriums on data center development. Urbana voted one in just this past week — a 12-month pause on any new data center construction.

We’re still cooling empty rooms and ventilating buildings as if they're full. The tech exists, the energy savings are proven, but occupancy-based HVAC control isn’t scaling. Why? The Real Opportunity Cost of Saying No to Data Centers A column in the Columbus Dispatch this week argued that data centers aren't worth the squeeze. The author compared 350 acres with 70 data center jobs to a nearby industrial park with 2,070 manufacturing jobs on the same footprint. It's a compelling soundbite. It's also a false choice. Ohio has tens of thousands of acres of available industrial land. If there were demand from 20 manufacturers to fill that site, they'd already be there. Data centers aren't stealing land from factories. They're activating land that would otherwise sit empty, generating zero tax revenue and zero jobs. Data centers are essential infrastructure, and states that build transparent regulatory environments will win. Some regions are debating whether to welcome data centers. Others are already competing for them. Here's what the "just build factories instead" crowd leaves out: 1. Capital intensity. A single data center campus can represent $1B+ in investment on 350 acres. That drives property tax, utility payments, and construction jobs at a density most industrial parks will never touch. 2. Construction workforce. Every major data center project puts hundreds of skilled tradespeople to work for 2-3 years. Real payroll flowing into local economies before a single server is racked. 3. Grid modernization. Many new data centers secure their own power through solar, battery storage, and behind-the-meter generation. They're not burdening the grid. They're investing in it. 4. The ecosystem is bigger than the building. Counting only on-site operations staff is like measuring a hospital's impact by counting the front desk. Engineering, security, fiber, cooling, maintenance, supply chain... the jobs radiate outward. 5. Community investment. Data centers help fund schools, public safety, and infrastructure while requiring little in public services. The best developers build long-term community relationships because their assets have 20-year lives. 6. Efficiency is accelerating. Advanced cooling, smarter designs, water recycling, cleaner energy. The caricature of a power-hungry concrete box is outdated. The Dispatch author makes one fair point: ratepayers shouldn't bear stranded cost risk from speculative utility buildouts. But that's a reason to get utility regulation right, not to turn away billions in private investment. The real opportunity cost isn't what could have been built on that land.
