I’m sharing this so you’re aware of their name and business practices, and I strongly recommend avoiding them. Yiannos Vrousgos liked thisYiannos Vrousgos liked thisSpeaking to CNBC this morning, Tufton Investment Management's Nikos Petrakakos pointed out that the two-week ceasefire between the U.S. and Iran will do little to improve trade flows in the Strait of Hormuz. The longer the conflict continues, the longer it takes for things to normalise, and the more trade routes permanently shift. In the Red Sea, for example, trade is yet to normalise despite an agreement being signed last January with the Houthis. There is a (small) silver lining, though, in that the Strait’s closure has come after winter and follows a period during which China has been aggressively stockpiling crude oil, acting as a hedge against supply chain disruptions. A new student housing tower is coming to Upper Manhattan, designed by BKSK and developed by Edge Property Group. Located between West 165th and 166th Streets, the 322-foot building will bring 276 new apartments for students at Columbia University’s Vagelos College of Physicians and Surgeons. The building will offer a mix of amenities to support both study and downtime, including dedicated study spaces, a lounge, fitness center, bike storage, and even a virtual golf simulator. But how else would you get access to these images from the ongoing restoration by HLZAE? You are welcome! A lot is being said about the pipe scaffolding coming down after years of work. It’s a visible milestone for one of NYC’s most iconic buildings. But what’s less visible is the work and the people behind it. These are a small glimpse into what’s been happening behind the scaffolding over the years. While the finished product gets the spotlight, the process to get there is just as significant. And no, I was not one of the HLZAE “ninjas” out there, but I did want to share a bit of what you wouldn’t otherwise get to see. Fariba Makooi, NCARB, AIA, principal of Fischer + Makooi Architects , just compressed a 3-day feasibility and schematic design process into 30 minutes. Here’s how. Fariba is one of the architects shaping New York’s residential skyline—and she’s doing it differently than most. Watch Fariba explain her approach: She still starts with the pencil sketch—that irreplaceable human touch. But then she brings in ArkDesign to handle what used to take days. Here’s the traditional timeline: Client asks: “What can I build here? How many units? What’s the square footage?” The architect spends days: ∙ Figuring out building geometry ∙ Sketching unit layouts ∙ Running calculations ∙ Building Excel models ∙ Reviewing and adjusting ∙ Repeating the cycle Fariba’s approach: Same comprehensive analysis. Same quality output. 30 minutes for standard projects. An hour for complex ones. As she puts it: “There are a lot of AI programs, and I find ArkDesign one of the most practical programs that I use.” This isn’t about replacing architects with technology. It’s about architects using technology to do what they do best—design—instead of drowning in spreadsheets. For developers and owners, this speed unlocks something critical: the ability to test multiple scenarios, respond to market opportunities quickly, and make smarter capital decisions with better data. Kendall Square doesn’t slow down — it reinvents itself. Today’s ULI Boston/New England Member Lunch with Keir Evans of Boston Properties (BXP) was a front-row look at what that reinvention actually takes. The BXP project in Kendall Square Association is more than 1.2M SF of labs, housing, and infrastructure — it’s a model for how public-private partnerships can unlock growth in the most competitive innovation district in the country. Breaking Down NYC’s New Existing Building Code — Chapter 10: Change of Occupancy The new Existing Building Code (EBC) continues to reshape how we approach renovations, alterations, and adaptive reuse. Today, let’s unpack one of its most impactful sections: Chapter 10 — Change of Occupancy. What Counts as a “Change of Occupancy”? Under the EBC, a Change of Occupancy isn’t just about switching to a different occupancy group anymore. It now also includes changes within the same group if those changes: * Trigger more restrictive fire protection requirements * Require compliance with different code sections * Alter how the space is used or classified within a facility So even subtle program shifts — like modifying how part of a floor is used — can count as a Change of Occupancy. And yes, you still need to comply with Chapters 8 and 9 (Level One and Two Alterations). - Why This Matters: The EBC organizes alterations by “levels” to determine what kinds of noncompliances can remain — or which must be corrected. By giving Change of Occupancy its own dedicated chapter, the code now introduces hazard categories to clearly rank occupancies by relative risk. Here are some examples: Level 2 Assembly, R-1, R-2 Level 3 Educational, Mercantile Level 4 Business, R-3 Moving to a higher hazard category? You must ensure compliance with Chapter 5 of the 2022 Building Code — or isolate the new use with a fire wall (and in some cases, a fire barrier). Moving to a lower hazard category? You’re off the hook for Chapter 5 compliance — a small but meaningful relief. At our office, the most common occupancy changes we see are between Mercantile and Business Mercantile to Business? You're all good Business to Mercantile? Proceed carefully this often triggers new egress, fire protection, and wall rating requirements. A Few Interesting Notes I found in this Chapter: Scissor stairs: If you’re converting to a B or R occupancy, and there are existing scissor stairs, you don’t need to add a second stair as long as the building is sprinklered and under 75' / 6 stories. Combustible stairs in R-2 buildings: If the occupancy change affects more than 50% of the floor area, you must replace them with noncombustible stairs — unless the building is fully sprinklered and compliant with BC Chapter 9. On one hand, I have to give the EBC credit — it’s finally clarifying which noncompliances can remain and which cannot. It’s no longer entirely “up to the examiner or borough.” On the other hand… whoever drafted this could use a few lessons in clarity. And imagine if we integrated tech into this: Just like DOB NOW guides you through a filing — “Are you changing egress? Are you altering more than 110%?” — what if the Building Code itself prompted you through a logic tree: “Are you changing more than 50% of the floor area?” “Which occupancy are you moving from and to?” and then automatically directed you to the relevant sections? Now that would be a 21st-century code.
